Introduction
Sea Escape is a 3 storey town house on a no through road approximately 100m from Poole Quay. It is accessed by vehicle via Skinner Street.

• We have an extensive website, with pictures and descriptions of all the rooms.
• Bookings / enquiries can be made directly from the website via email, or via telephone or by letter.
• All guests are provided with written directions to the property(availabl e in different font size and dyslexia friendly font)
• The nearest bus stop is outside the Quay Thistle Hotel - 100m away
• Poole railway station is 1000m away
• Poole bus station is 750m away
• The nearest RADAR toilet is on Whitefriars car park - 120m away
• There is a taxis rank outside the Dolphin Centre - 800m away

Arrival & Car Parking Facilities
• Sea Escape has its own driveway which is mostly brick paved.
There is parking for 2 cars, directly outside the property.
Further resident parking permits are available on request at a small charge, and enable 24 hr parking in local street bays within the Town.
There is also a secure garage available within the hire at no extra cost.
• Poole Borough Council are responsible for the pay and display car parks in Poole. There is a link from our website to their website that details the prices. Disabled spaces are available. There are various multi-storey and open car parks within Poole Town and the surrounding area.

Main Entrance & Hallway
• The main entrance to the property is through the front door from the front garden. The key for this door is issued to our guests on arrival.
• The front door is 71cm x 189cm, with the hinge on the right. The keyhole is 99cm high.
• The step from the driveway is 13cm high on to a 91cm deep by 180cm wide covered porch with flagstones.
There is a step of 13cm over the threshold into the property.
• The front door opens into hallway and there is a light switch on the left hand side door for the main light. There is a large mat at the front door. The wooden flooring which leads through to the kitchen is covered with 2 Indian rugs.
Immediately inside the entrance door is a door to the ground floor cloakroom which is 185cm by 85cm and includes a low flush toilet, wash basin and extractor fan. Coat hooks and mirror are also provided.
Kitchen
Self-Catering Kitchen /Diner
• On the table is the 'Welcome Pack' which has all details about the property within it.
• The kitchen is accessed by a door from the hallway. There is a fire blanket at 160cm high to the right of the door and appliances include a washing machine, gas boiler, fridge with small freezer unit, oven. The boiler switches are at 120cm high.
• To the left of the door is the 'u' shaped kitchen which is fully fitted with pine doors and marble effect work surface. The work surface is 92cm high and 64cm deep. The sink and gas hob are also at 92cm high. Above the hob is a corner cupboard at 180cm, further eye level cupboards and shelving are at 150cm.
· A microwave is also available.
· Poole Pottery crockery is provided in the glass fronted cupboards above the work surfaces, including glasses, mugs and cups etc. • The electric double oven can be accessed from the front. The oven door grill is 75cm high and the main oven door shelf is 30cm high. The fridge is under the work surface with the 2* ice box at 70cm and the highest shelf being 50cm.
· The kitchen is lit by two separate sets of spotlights (both dimmable) and under cupboard lighting above the work surface. The flooring is vinyl, tiled effect.
· The dining table is 165cm X 90cm, opening to 210cm when extended. There are 6 matching chairs in the dining area but others are available upstairs.
· There is a 23” flat screen LCD TV with digital tuner and Freeview on the wall at 175cm
· There are 7 wall mounted sockets available for use along with a wall mounted programmable heater.

Laundry facilities
• There is a front loading washing machine available in the kitchen, underneath the work surface. The washing machine is 40cm wide and 86cm high. A drying rack is in the cupboard in the shower room. A retractable washing line is available at the back of the cottage, with hooks to fasten it to.
There is a washing line in the garden with washing basket and pegs stored in the shed.
Ground floor cloakroom
Measures 85cm x 185cm
• This is accessed from the hallway, the door being 74cm wide by 199cm high.
• The toilet seat is 44cm high and the cloakroom sink height is 80cm.
• The floor surface is laminate wood and there is a 4 hook coat rack behind the door.
Outdoor Facilities
• Exiting from the back door, from the kitchen there is a patio garden area.
• This door is 85cm wide x 185cm high, with the keyhole at 90cm and handle at 110cm
• There is a step over which is 10cm high, 10cm wide
Beyond this there is a step of 60cm x 40cm dropping 10cm onto the patio.
• The patio is built of local stone and therefore is an uneven surface. Patio furniture, patio heater and BBQ are available for guests to use, stored in the garden shed.
The patio area is 470cm x 760cm and included raised flower beds and pots. One step down of 10cm is in the middle.
• The patio leads to a shared green area to the rear of the property and is accessed by the back gate which is 170cm x 80cm.

Wooden stairs (13 steps) lead to the first floor. There is a handrail on the right at 75cm.
The landing is “C” shaped measuring 440cm x 80cm
• Door to the lounge is 78cm wide by 200cm high.
• The flooring is wooden with a patterned brown Afghan woollen carpet (short pile).
• There are 2 leather Chesterfield settees (a 3 seater and 2 seater), and an upright armchair. There is a central dimmable light and also a reading lamp. The chairs and settees are movable.
• There is a 42” flat screen TV with remote control, which includes a digital tuner with Freeview and Cable channels.
There is also a DVD player.
Beneath, in the pine cabinet is a CD player and radio.
There are French doors to a Juliet balcony, 155cm wide and 182cm high. Both doors open. The window faces West and so enjoys the evening sun.
Master Bedroom (with en-suite bathroom)
This double bedroom is 370cm x 290cm and the UPVC window at 100cm high measures 245cm x 125cm. There are 2 opening windows 50cm wide.
The standard double bed is 0.5m high to the top of the mattress and is 195cm x 135cm. There is a pine headboard.
The pine wardrobe is 95cm x 175cm x 55cm with double doors.
There is a pine chest of drawers 100cm x 45cm x 65cm with tilting mirror on top.
There is a bedside cabinet with bedside lamp on each side of the bed.
Bedding is included in the hire and consists of a duvet and 4 pillows – 2 feather and 2 synthetic.
En-suite bathroom
Actual size- 310cm x 145cm and includes “P” shaped bath (Height 60cm)
A fixed shower head of 17.5cm diameter is at 190cm and there is also a handheld shower head to one side.
A curved shower screen provides an opening door for access.
The oval shaped sink is at a height of 95cm and it sits upon an oak cupboard 145cm x 80cm x 45cm. It has 2 doors and 2 drawers.
The oval sink is 65cm x 45cm.
The toilet has a concealed flush and is at 40cm high with soft close lid.
First Floor Landing
• On the landing, the open plan staircase leads upstairs to the second floor. There are 13 steps.
• The handrail on either side is at 90cm.
• The top landing (upstairs) is 320cm x 80cm and is “L” shaped.
Second Floor
• Bedroom 2 (double)
This measures 275m x 44.5cm with a window at 110cm high which is 270cm x 130cm with 2 opening windows from which you can see glimpses of Poole Harbour and Fisherman’s Dock. (Including the old Lifeboat station)
• Door 72cm wide x 199cm high - hinged on the left. This room has a wooden floor with Turkish rug. There is a standard pine double bed 135cm wide with a 195cm mattress.
There is a bedside cabinet with bedside lamp on each side of the bed.
Bedding is included in the hire and consists of a duvet and 4 pillows – 2 feather and 2 synthetic.
• The main room light has a dimmer switch at the door. There is also a dimmable spotlight above the bed with the switch to the left hand side.
There is a pine wardrobe with double doors and a chest of drawers with 3 drawers.
Bedroom 3 (single)
This room is 270cm x 220cm and is carpeted with a cream, short pile carpet.
• Door 72cm wide x 199cm high - hinged on the left.
• There is a pine single bed.
The window stands at 100cm high and is 120cm x 110cm and it opens outwards.
There is a bedside table and lamp to the left of the bed. There is hanging space and an under-bed drawer.
Bedroom 4 (single)
This room is 270cm x 220cm and is carpeted with a cream, short pile carpet.
• Door 72cm wide x 199cm high - hinged on the right.
• There is a pine single bed.
The window stands at 1m high and is 120cm x 110cm and it opens outwards.
There is a bedside drawers and lamp to the left of the bed. There is hanging space and an under-bed drawer.
Shower-room
120cm x 175cm
It includes a corner Mira shower with. The shower tray has a step over of 10cm. The curved glass doors open to 45cm.
The basin is circular and is 30cm diameter and 1m high. There is a shelf beneath.
The toilet is 40cm high.
Additional Information
• A Welcome Pack is produced in dyslexia friendly font, plus separate folders for all manufacturers instruction leaflets and places of interest leaflets.
· The premises are non Smoking or pets.

Unfortunately, because the accomodation is on 3 levels, Sea Escape is not suitable for wheelchair users, or thos with limited mobility.
